Block I Housing by location of the property
In the table ofCadastral value and use of housing classified by autonomous community and province, the exploitation variables are:
- Number of homes with cadastral value:number of homes that have a cadastral value
- Average cadastral value:quotient between the amount of the cadastral value and the number of homes with cadastral value
- Number of habitual residences: Number of homes with cadastral value with use of the home equal to the owner's habitual residence
- Percentage of primary residences: quotient between the number of primary residences and the number of residences with cadastral value
- Average cadastral value of primary residences:quotient between the amount of the cadastral value and the number of dwellings with habitual use
- Number of rented dwellings: Number of homes with cadastral value and use of the home equal to rented housing
- Percentage of rented housing: quotient between the number of rented homes and the number of homes with cadastral value
- Average cadastral value of rented housing:quotient between the amount of the cadastral value and the number of homes for rent
- Number of homes available to the owner: Number of homes with cadastral value and use of the home equal to housing available to the owner
- Percentage of housing available to the owner: quotient between the number of homes available to the owner and the number of homes with cadastral value
- Average cadastral value of the homes available to the owner:quotient between the amount of the cadastral value and the number of dwellings available to the owner.
In the case of tables of Price characteristics and profitability of housing rentals, the exploitation variables are:
- Number of homes with cadastral value:number of homes that have a cadastral value
- Number of rented dwellings: Number of homes with cadastral value and use of the home equal to rented housing
- Average monthly rent: This is the annual income divided by the number of homes, and then divided by 12 months to obtain a monthly average. To extrapolate the information to the year, the percentage of home ownership and length of use are taken into account, and the value is increased as if 100% of the home had been rented with that income all year.
- Average monthly m2 rent: For each home, the quotient between the annual income and the square meters of the home is calculated. The average rent in each geographic area is calculated as the arithmetic mean of the rent for each of the dwellings within that area.
- M2 media: For each dwelling, these are the m2 obtained from the cadastral database. The average surface area in each of the geographical areas is calculated as the arithmetic mean of the surfaces of each of the homes within that area.
- Average rental days: For each dwelling, it is the number of days the dwelling has been rented. The average rental days in each geographic area are calculated as the arithmetic mean of the rental days for each of the homes within that area.
- Average reference value: For each dwelling, it is the reference value obtained from the cadastral database. The average reference value in each of the geographical areas is calculated as the arithmetic mean of the reference value of each of the homes within that area.
- Gross profitability: For each dwelling, it is the percentage of the quotient between the effective average rent (i.e., the income for the days it has actually been rented) and the reference value. The average gross profitability in each of the geographical areas is calculated as the arithmetic mean of the gross profitability of each of the homes within that area.
- Number of homes available: number of homes with cadastral value and with housing use available.
